I'd say the trailer was empty. The ditch he hit was deep, and mostly stopped forward motion by the truck. The trailer weight momentum flipped it upwards. If the trailer had been full of something heavy,, physics would have handled it differently. And the house wouldn't have supported the weight.

That guy is lucky to be walking around. Stupid,, but lucky! And I agree,, he was very likely texting when it happened!

Looks like a straight truck with a 26 foot box. I agree that it was empty when it flipped up like that. In any case it sure stopped fast
 
Looked like it might be a Penske truck. So likely not a pro driver. Explain that to the rental company. Hope he took out the additional ins.
But that gentle veering off to the right ........................ definitely a cell distraction or falling asleep.
 
In looking at how the truck and trailer were sitting, I think he got out on the wrong side of the truck. It could have been worse for him if everything decided to shift while he was exiting.
